An asbestos refurbishment survey is required before any refurbishment work is carried out on a building. Unlike a management survey, which covers the whole property, a refurbishment survey is specific to the areas and scope of the proposed works.
Our surveyors inspect only the parts of the building that will be disturbed, such as walls, ceilings, floors, or service runs directly affected by the refurbishment. This ensures that asbestos-containing materials (ACMs) likely to be impacted by the planned works are identified and managed before work begins.
It is important to understand that a refurbishment survey:
Is fully intrusive (where the proposed work dictates) – surveyors may need to break through walls, floors, or ceilings to inspect hidden materials.
Is not a full survey of the entire building – it only applies to the areas directly involved in the proposed works.
May not identify all ACMs in the building fabric – asbestos can remain in areas not affected by the refurbishment.
As clearly stated in HSG264 Asbestos: The Survey Guide:
“Refurbishment surveys are only necessary in areas where the refurbishment work will take place. There may be areas where it is difficult to gain access, and some ACMs may be missed. The survey does not guarantee that all ACMs will be identified.”
