1. What is asbestos and why is it dangerous? Asbestos is a group of naturally occurring minerals that were widely used in building materials up until 1999. When asbestos-containing materials (ACMs) are damaged or disturbed, they can release microscopic fibres into the air. Breathing in these fibres can cause serious diseases such as asbestosis, mesothelioma, and lung cancer. Because symptoms can take decades to appear, asbestos remains the biggest occupational health killer in the UK.


2. Is asbestos still found in buildings today? Yes. Any building built before the year 2000 may contain asbestos in products such as insulation board, pipe lagging, sprayed coatings, ceiling tiles, floor coverings, and roofing materials. For property owners, conducting an asbestos survey is essential to identify any potential risks.


3. Who is legally responsible for managing asbestos? Under the Control of Asbestos Regulations 2012 (CAR 2012), the “dutyholder” is responsible. This is usually the building owner, landlord, managing agent, or tenant with responsibility for maintenance and repair. Engaging in asbestos consulting can provide further guidance on managing these materials safely.


4. Do I need an asbestos survey for my property? If your building was constructed before 2000 and is non-domestic, then yes. An asbestos survey is the first step in identifying ACMs so that they can be safely managed. Domestic homeowners are not legally required to have a survey, but it is strongly advised before refurbishment, demolition, or property purchase. Additionally, asbestos testing can help ensure the safety of your environment.

5. What types of asbestos surveys are there?


Management Survey – This type of asbestos survey locates asbestos during the normal occupation of a property. It is essential for managing asbestos on an ongoing basis.


Refurbishment & Demolition (R&D) Survey – An intrusive asbestos survey that is necessary before any refurbishment, structural work, or demolition takes place.


6. How often should asbestos be re-inspected?

The asbestos register and management plan must be reviewed at least annually. Many organisations opt for asbestos consulting services to re-inspect Asbestos-Containing Materials (ACMs) every 6–12 months, depending on risk.


7. What happens during a survey?

Our surveyors conduct a systematic inspection of the property as part of the asbestos survey, taking samples of suspect materials and recording their locations, condition, and extent.


Samples are analysed by UKAS-accredited laboratories, and you will receive a comprehensive report, an asbestos register, and management recommendations based on the asbestos testing results.

A management survey is non-intrusive and causes minimal disturbance to the property.

Air Monitoring and Testing

13. What is asbestos air monitoring? Air monitoring involves testing the air for asbestos fibres, ensuring that exposure remains below the legal control limit of 0.1 fibres per cm³ of air (averaged over 4 hours). This process is a crucial part of comprehensive asbestos consulting and is often included in an asbestos survey. 


14. What are the different types of air monitoring? 


- Background Monitoring – Establishes normal fibre levels. 

- Leak Monitoring – Ensures enclosures are airtight. 

- Personal Monitoring – Measures worker exposure to asbestos. 

- Clearance Monitoring – Confirms safe reoccupation after asbestos removal. 

- Reassurance Monitoring – Provides safety confirmation after minor works or accidental disturbance.

16. Do my staff need asbestos training? Yes, if they may disturb the fabric of a building during their work. Under CAR 2012, Regulation 10, employers must provide appropriate training. This includes: Awareness Training – For anyone who may encounter asbestos during an asbestos survey. Non-Licensed Work Training – For those carrying out minor work with ACMs, which may require asbestos testing. Licensed Work Training – For asbestos removal specialists involved in asbestos consulting.
